Director of Forward Planning

What You’ll Do:
The Director of Forward Planning leads due diligence and entitlement activities during land acquisition to get the project ready for development. You are directly involved in creating and constructing new communities, from raw land to finished neighborhoods.
Your Key Responsibilities Include:
- Provide support to both Land Acquisition and Land Development.
- Work with the acquisition team to complete all due diligence, plan and entitle all new communities and prepare projects for land development and vertical construction.
- Performs as lead contact and coordinator for due diligence.
- Assist Land Department with Budgets (development, feasibility).
- Prepare preliminary proformas and house price worksheets for prospective Land acquisitions.
- Assist with developing and implementing procedures for land purchase.
- Own orders and payment processing in the Land Department.
- Assist with developing reports and other tools for managing the Land Department.
- Prepare preliminary Competitive Market Analyses (CMA) report for Land Acquisition.
- Prepare Asset Management Committee (AMC) package for acquisition/funding of new projects for Land Acquisition.
- Prepare reports for Land Development cost overruns and changes in strategy.
- Develop forecasting tools for Land Department.
- Complete month-end financial reporting for land-related accounts.
- Assist with maintaining Community Schedules for new Community Openings in Microsoft Project for Land Development.
- Help with project completion schedules for Land Development using Microsoft Project.
- Perform other duties as needed or assigned.
What You Have:
- Proven experience in scheduling, budgeting, and creating business strategies for each project.
- Success in managing multiple projects.
- Ability to execute and achieve results with attention to detail.
- Effective time management to meet project deadlines.
- Aptitude to communicate and summarize complex information.
- Strong analytical skills and ability to identify problems.
- Influential and effective in resolving conflict.
- Adept with current technical information and tools.
- Software knowledge and experience with New Star, Microsoft Office, and Microsoft Project.
Your Education and Experience:
- A Bachelor's degree with a preferred area of emphasis in Business, Finance, Construction, or Civil Engineering.
- 4 + years of successful project management/expediting experience in residential or multi-family builder.
- Highly proficient in Microsoft applications Excel, PowerPoint, and Word, and familiar with SharePoint.

Compensation:
Century Communities intends to offer the selected candidate an hourly rate in the range of $145,000 - $170,000 with the potential for other financial incentives. Actual offers will be based on a variety of factors, including experience. Employees will have access to paid time off, medical, dental, vision, basic life insurance, and the Company's 401(k) plan.
