Senior Land Development Project Manager

What You’ll Do:
The Senior Land Development Project Manager collaborates closely with the Colorado Division President and Senior Vice President of National Land Development to oversee land entitlement and development initiatives for a master-planned community in Denver, Colorado. This role involves managing all facets of master-planned community land development, ensuring that each endeavor meets the established quality standards, adheres to timelines, and stays within budget constraints.
Your Key Responsibilities Include:
- Provide onsite, ongoing management and oversight of all phases of land development infrastructure construction, including grading, sewer, storm sewer, dry utilities, landscaping, and amenity construction.
- Collaborate with and manage consultants to develop comprehensive land development schedules and budgets.
- Oversee land development schedules and budgets to guarantee the timely delivery of lots in alignment with the Division's business plan and communicate updates regularly.
- Coordinate on-site construction activities related to the scope of work with subcontractors and field consultants as needed.
- Conduct regular reviews of all active development projects to monitor progress and contractor activities.
- Coordinate and oversee the submittal and processing of construction documents and additional development documents through the municipality, utilities, and agencies as submitted by our engineers and consultants.
- Ensure compliance with regulatory and safety requirements on all active construction sites, enforcing OSHA safety standards, traffic and dust control measures, and SWPPP control BMPs.
- Communicate and enforce safety regulations and job standards to on-site laborers and subcontractors.
- Verify the delivery of materials for the import/export of fill, pipes, storm drains, concrete, and amenity construction.
- Coordinate the inspection process with site contractors to schedule municipal and utility inspectors.
- Interact daily with various company departments, field personnel, site contractors, subcontractors, field consultants, and representatives from jurisdictional agencies.
- Maintain organized project files and records.
- Manage the Community Start-Up and Turnover Process, transitioning from Land Development to Sales and Construction to municipality acceptance.
- Work as part of the National Land Development team assisting our divisional land development teams in delivering finished lots on time and on budget. Create land development standardization across our land development activities nationwide.
What You Have:
- Strong knowledge and experience with all aspects of residential land development.
- Experience in managing development of multiphase master planned community development.
- Experience in processing construction documents through municipality, utility, and agency review and approval.
- Fluency in construction documents, surveys, and technical reports to maintain quality control and oversee all aspects of construction, including grading, storm drain, underground utilities, and paving infrastructure.
- Works well under pressure; highly organized.
- Ability to prioritize projects, plan, and execute to meet deadlines while organizing workflow.
- Sound judgment, with the ability to make decisions independently and consult with more senior construction personnel when necessary.
- Excellent written and verbal communication skills.
- Ability to explain complex issues in a way that is easily understood by associates in the industry and customers with limited knowledge of construction processes or terminology.
- Outstanding customer service skills.
- Strong interpersonal skills, capable of interfacing with all levels within the organization, including dissatisfied customers, outside vendors, subcontractors, and laborers.
- Excellent problem and conflict resolution skills, with the ability to positively handle and diffuse difficult situations and customer concerns.

Your Education and Experience:
- A Bachelor’s degree in a related field is preferred.
- 5-7 years of land development/infrastructure construction experience, with increasing project oversight experience preferred.
- OSHA 10/30 Construction qualification preferred.
- Intermediate knowledge of Microsoft Word, Excel, Outlook, and Project.

Compensation: Century Communities (the "Company") intends to offer the selected candidate an annual base salary in the range of $120,000 - $140,000 with the potential for other financial incentives. Actual offers will be based on a variety of factors, including experience. Employees will have access to paid time off, medical, dental, vision, basic life insurance, and the Company's 401(k) plan.
